Case Study: Prestwould Condos

A pre-war Richmond condominium building had four new steam boilers installed to replace a 1950 Kawanee steam boiler. During the first 2 years of operation the steam system was not functioning properly; the system was constantly flooding causing the radiators in the condos to go cold.

We investigated the system and found several steam traps that needed to be replaced, steam vents that were missing or needed to be installed and there were some installation mistakes in the near boiler piping (the skim ports were not installed in the correct location forcing water back into the condensate receiver). After replacing the steam traps, venting the system and correcting the near boiler piping and adjusting the firing rate of the boiler, the Prestwould has experienced two successful heating seasons.
