Case Study: Vistas on the James

Vistas on the James a new condo in downtown Richmond. A unit on the 11th floor was experiencing repeated sewage backups. The Vistas has a "sovent" waste system which is a custom-engineered waste and vent system which is typical for high rise buildings. The original mechanical and plumbing contractor as well as several other plumbing contractors had been called in to camera the line and/or snake the waste line.

After we reviewed the "sovent" design drawings, we determined the blockage could not be removed by the traditional "snaking the line" method. We ended up having to remove the sovent fitting and discovered that something rather simple was causing the problem. During construction, a pair of pliers had been dropped in the waste piping. We removed the pliers, replaced the fitting and the system has worked fine ever since.
